Tenant Fees
Tenant Fees (Permitted Payments)
Under the Tenant Fees Act 2019, tenants can only be charged the following:
• Rent – payable monthly in advance
• Tenancy deposit – maximum 5 weeks’ rent
• Holding deposit – maximum 1 week’s rent
• Utilities & services – gas, electricity, water, broadband, TV licence, council tax
• Default fees – 3% above Bank of England base rate after 14 days late
• Lost key(s) or security device(s) – charged at cost
• Variation of contract – £50 or reasonable costs
• Early termination – tenant covers landlord’s reasonable costs and rent until re-let
Landlord Fees
Let‑Only Service- 8% of Monthly Rent
Our Let‑Only service includes:
• Marketing on major property portals
• Conducting viewings
• Tenant find and referencing
• Tenancy agreement preparation
• Right to Rent checks
• Deposit registration
• Handover to landlord at move‑in
Tenant Find & Rent Collection- 9% of Monthly Rent
Includes everything in Let‑Only, plus:
• Monthly rent collection
• Arrears monitoring and chasing
• Monthly statements
• Ongoing tenant communication
Full Management Service - 10% of Monthly Rent
Includes everything in Rent Collection, plus:
• Maintenance handling and contractor coordination
• Regular property inspections
• 24/7 issue reporting
• End‑of‑tenancy management
• Deposit dispute support
Introductory Offer - 8% for First 3 Months
New landlords receive:
• Full management at 8% for the first 3 months
• Standard 10% rate applies thereafter
